豪宅天價獨行　「帝寶」第2圈房價反高3成

【張菱育／台北報導】過去普遍認為豪宅會帶動周邊房價，但是根據實價登錄發現，距離豪宅愈遠價格愈低已非通案，知名豪宅如「帝寶」、「文華苑」等，都沒有因為隨距離而價格遞減的狀況。

根據實價登錄統計，北市豪宅周邊250公尺(第1圈)、500公尺(第2圈)與1000公尺(第3圈)後的房屋均價發現，「帝寶」第1圈單價為95.94萬元，第2圈為127.16萬元，價差-32.54%，而「元大栢悅」第2圈單價100.51萬元，價差-3.41%、「文華苑」74.53萬元，價差-2.83%。

住商不動產企劃研究室主任徐佳馨指出，「帝寶」周邊舊公寓不少，反觀距離較遠的區域，有不少豪宅案推出，帶動區域價格，顯示舊社區中的豪宅，價格帶動力道不佳。
